 How to sell your home in the next 30 days under Covid-19 restrictions.

With public open for inspections and public auctions currently suspended due to Covid-
19 restrictions, home owners are naturally nervous. They’re wondering if it’s possible to sell
their home in this current market, and within a reasonable timeframe. Should they list their
property for sale, or hold off until restrictions are over?

I’m here to say, it is absolutely possible to sell property for the highest price possible, in a
reasonable timeframe. I know this because my team and I have continued to list and sell
properties during the last few months.

Here’s my 5 expert tips to sell your home during Covid-19 restrictions:

1. Price: The asking price is the most critical element in the current market. It’s top of
the buyer’s list. So accurate pricing is more important than ever to generate serious
inspections and ultimately, seal the deal.
And while most vendors would like a higher price than what their properties are
worth, unfortunately Covid-19 has overall reduced house prices by 5%-10%. The
good news is you can still achieve 90%-95% of previous recent highs in today’s
market. Buyers are reviewing recent sales results when taking into consideration any
offers they’re prepared to make.
Then there are examples such as this where I personally sold a house well above the
advertised range. Two buyers saw the value in the home and via an online legally-
binding Zoom auction, I sold the property. So yes, you can still achieve a great price.

2. Virtual inspections: Engaging marketing strategies such as property video and 3D
tours are now non-negotiable for your sales campaign. Buyers are scrutinising
properties online and they’re extremely selective about which properties they inspect
in-person. Videos and 3D tours give potential buyers the chance to virtually inspect your home, which they want to do before committing to a private in-person inspection.

3. Marketing: Along with the usual website listings, your home needs to be pre-
marketed to your agent’s email database of prospective buyers and throughout the
entire sale campaign on their social media channels.

4. Home styling: Your property must be immaculately presented to increase appeal to
buyers. Home styling is critical – it flows from your marketing and helps create a
positive first impression. Call in the professionals and have your home styled
appropriately for buyers. Now is not the time to try and save money in this area.

5. Experience: You need to appoint an agent with exceptional experience that can sell.
Ask prospective agents to pitch and demonstrate why they should be appointed to
represent you in these conditions. Find out their recent sales results and ask how
hands-on will they be in your sale.

Despite the current Covid-19 restrictions, it is possible to sell your home for a good price, in a reasonable timeframe.

Potential buyers are shopping around more than ever for the best value for their money.
Properties must be priced accurately, presented immaculately and marketed correctly so
they give prospective buyers a compelling reason to make their shortlist. An experienced
